In the summer of 2024 Speck Painting refreshed and protected Quattro’s 116 balconies to ensure their longevity and safety.
Quattro features a mix of balcony styles, including wood frame and plywood construction with liquid membrane waterproof coatings, concrete paver systems over SBS membranes on the first floor, and cement balconies with traffic coatings on select second-floor units. Each type required tailored solutions to meet the project’s high standards.
Scope of Work
The project focused on refurbishing the liquid-applied waterproof membrane system across all balconies. Key tasks included:
- Surface Preparation: Pressure washing, xylene wiping, sanding, and grinding as necessary to ensure optimal adhesion for new coatings.
- Sealant Repairs: Application of Tremco Dymonic urethane sealant to address gaps and cracks.
- Substrate Repairs: Repairing damaged plywood substrates where required on a time-and-materials basis.
- Edge Flashing: Securing cap flashing at balcony edges for improved protection and aesthetic finish.
- Topcoat Application: Application of the Tremco Vulkem waterproofing traffic coating system, with a minimum thickness of 25 wet mils for robust protection.
- Traction Enhancement: Adding silica sand to the topcoat for increased slip resistance.
