At Speck Painting, we pride ourselves on delivering high-quality and comprehensive painting and coating solutions for buildings of all shapes and sizes. Completed in the spring and summer of 2023, this project addressed critical issues impacting the building’s exterior. Constructed in 1991, Frontenac Tower features a concrete perimeter clad in an Exterior Finish Insulation System (EFIS). The project focused on repairing and protecting the balconies to extend their lifespan and enhance the building’s overall durability.
During the project, our skilled and experienced staff undertook balcony remediation and recoating services on the top floors of the tower. The project involved removing old membrane coatings and leveling compound, then resurfacing and leveling the concrete balconies and applying a new liquid membrane coating.
As part of the project, our team utilized rope technicians to rappel to various locations to perform concrete grinding and preparation on balcony slab edges. This allowed us to access all areas of the balconies and ensure that the concrete was properly prepared and levelled for the application of the new membrane coating.
Scope of Work
The project involved comprehensive balcony remediation for 75 large balconies (over 40 sq. ft.) and 40 small balconies (approximately 40 sq. ft.). The scope included:
- Membrane Replacement: Removal of the existing, failed liquid-applied waterproof membrane and application of a new multi-layer system.
- Surface Preparation: Grinding and removal of old membrane coatings, followed by solvent cleaning and corner sealant application.
- Waterproof Coating: Application of a base coat and topcoat, each at a minimum of 25 wet mils, with silica sand added for improved traction.
- Railing Base Plate Sealing: Ensuring long-term protection around penetrations.t.
Challenges and Solutions
- Access: We employed rope access systems, supervised by certified Level 3 rope access technicians, to reach all areas efficiently. This approach minimized disruption and avoided the need for costly scaffolding.
- Bare Concrete Eyebrows: The round-shaped balcony edges lacked protection, requiring specialized grinding and coating techniques to ensure lasting durability.
- Resident Coordination: We worked closely with building management to inform residents of the project timeline and minimize inconvenience throughout the process.
We also took great care to protect all non-painted areas and surfaces from any overspray or debris during the project. We worked closely with the building’s management to ensure that residents were informed of our activities and that disruption to their daily routines was minimized.
Our team worked tirelessly throughout the project to complete the work to the highest standards, within the specified time frame, and within budget. We are proud to have successfully completed this project and contributed to the ongoing maintenance and improvement of the Frontenac Tower.
