Cornerstone Condominium Complex Painting Project – Langley, BC

Speck Painting was proud to undertake the comprehensive exterior restoration of the Cornerstone Condominium complex in Langley, BC. This large-scale project encompassed two neighboring buildings, Cornerstone and Cornerstone North, comprising a total of 232 condominium units over four stories. Our team delivered a high-quality finish while adhering to stringent safety standards and minimizing disruptions to residents.

Scope of Work

The project included the meticulous cleaning, preparation, and painting of numerous exterior surfaces to restore and protect the complex’s aesthetic and structural integrity. Key elements included:

  • Painting Services:
    • Wood trims, frames, window trims, door trims, barge boards, fascia boards, balcony fascia boards, knee braces, posts, beams, and patio support structures.
    • Hardie board panels and utility/service doors with frames.
    • Stained knee braces and beams at building entrances.
    • Parkade access stairwell structures for both buildings.
  • Cleaning Services:
    • Vinyl siding, gutters, downpipes, flashings, exterior balcony railings, aluminum fencing, and hand railings.
    • Cedar shake siding, concrete window sills, and black metal knee braces and brackets.

Access Challenges and Solutions

The project required innovative access solutions to safely and efficiently reach every part of the complex, including landscaped podium levels and upper floors. Our team employed a variety of methods, such as:

  • Powered Elevated Work Platforms (PEWP): Used for the majority of the work.
  • Ladders and Industrial Rope Access: Supervised by certified Level 3 rope access technicians, ensuring compliance with WorkSafeBC Part 34 regulations.
  • Crawler Atrium Boom: A compact man-lift was hoisted onto the landscaped podium level by crane, saving the strata hundreds of thousands of dollars in scaffolding costs.

Traffic and Safety Management

To ensure the safety of residents and pedestrians, we implemented an effective traffic management plan. This included temporary lane closures, controlled sidewalk access, and designated exclusion zones. Temporary fall protection anchors were installed as needed, with all safety measures planned to WorkSafeBC standards.

Results

The project was completed on schedule, delivering a refreshed and durable exterior that enhances the longevity and curb appeal of the Cornerstone Condominium complex. By employing advanced access techniques, we minimized costs and disruption while maintaining the highest levels of quality and safety.
