Salus Condominiums Exterior Painting

Speck Painting proudly completed the exterior painting and restoration project for the Salus Condominium Complex in 2023. This large-scale undertaking included 398 residential units spread across four floors. Our team worked diligently to enhance the aesthetic appeal and long-term durability of the complex, showcasing our commitment to quality, safety, and client satisfaction.


Scope of Work

The project involved painting the following key surfaces:

  • Wooden window trim, fascia boards, barge boards, door trim, Hardie panels, Hardie shingles, and pillars/posts.
  • Exclusions: Exposed wood soffits at entries (including the clubhouse), door casings, metal flashing, and vinyl siding were not included.

Preparation Process

To ensure a flawless finish, we followed a meticulous preparation plan:

  • Cleaning: All surfaces were cleaned using pressure washing or soft washing, depending on the material. Soft washing incorporated bleach to eliminate dirt and mold.
  • Surface Preparation: Sanding and scraping were performed where needed to prepare the surfaces for paint application.
  • Site Protection: Surfaces were taped, drop sheets were used to prevent drips, and areas were shielded from overspray to protect the surroundings.

Access and Safety Plan

Safety was a top priority, and all work was conducted in compliance with WorkSafeBC Regulations using industry-best practices.

  • Access Methods:
    • Powered Elevated Work Platforms (PEWPs) were used for the majority of the building to ensure safe and efficient access.
    • For areas not accessible by PEWPs, we utilized ladders, pump jack scaffolds, and industrial rope access systems.
    • Rope Access: Supervised by Level 3 certified technicians, all rope access work was carried out by trained professionals in full compliance with WorkSafeBC Regulation Part 34.
  • Traffic and Site Management:
    • A traffic management plan was implemented to control pedestrian and vehicle access.
    • Laneways and sidewalks on two sides of the building were temporarily closed for approximately two weeks.
    • Exclusion zones were established and monitored to ensure safety for residents and workers.

Products Used

  • Paint: Cloverdale Weather One, ensuring a durable, weather-resistant finish.
  • Color Scheme: Maintained the existing palette for consistency with the complex’s original design.

Results
